SAMHI Hotels to Add 260-Room Mid-Scale Hotel in Hyderabad’s Financial District

SAMHI Hotels Limited, a leading branded hotel ownership and asset management platform in India, has signed an Agreement to Lease (ATL) through its subsidiary Barque Hotels Pvt. Ltd. with Mrs. P Pramoda, Mrs. P Harika, and Aurean Eskar for the development of a ~260-room mid-scale hotel in Hyderabad’s Financial District. The project will be developed by Aurean Eskar and later handed over to SAMHI for fitouts and branding, with an estimated investment of ₹1,250–1,430 million.

The long-term variable lease structure aligns both parties by linking land value to the hotel’s performance, allowing SAMHI to expand efficiently while sharing in market upside. This will be SAMHI’s third property in the Financial District, complementing the 326-room Sheraton (Upscale+) and the 232-room Fairfield by Marriott (Upper Mid-Scale), enabling the company to serve three distinct price points in one of Hyderabad’s fastest-growing business hubs.

Commenting on the development, Ashish Jakhanwala, Chairman & Managing Director, SAMHI Hotels Ltd., said the project reinforces SAMHI’s strategy of building scale and density in high-demand micro-markets through capital-efficient growth. Aurean Eskar’s Managing Partners, Pushkin Reddy and Rithwik Mali, expressed their commitment to creating long-term value in West Hyderabad by expanding their commercial portfolio into hospitality with this partnership.

This addition strengthens SAMHI’s presence in Hyderabad’s booming Financial District, a micro-market driven by strong office space development and rising economic activity, while reinforcing its position as a key player in India’s branded hospitality sector.
