In a development that underlines the evolving dynamics of Asia’s luxury hospitality sector, Elite Havens has been appointed exclusive manager and marketer of Akkulla, a 31-villa contemporary Balinese estate set to open in the second half of 2026 in Seminyak.

The mandate is being seen as one of the most integrated partnerships in the company’s 28-year history, with Elite Havens involved from the pre-construction stage through to launch. This early-stage engagement reflects a growing trend where hospitality operators are shaping projects from inception—impacting service design, guest experience, pricing strategy, and market positioning.

Unlike conventional management deals, Elite Havens’ role began well before construction commenced, advising on guest expectations, villa configurations, operational efficiencies, and amenity planning. The aim: to align the development with evolving traveller preferences and deliver a seamless, high-end guest experience from day one.

Maya Rigg, CEO of Elite Havens, highlighted that early involvement allowed the company to shape the estate around real guest insights—from layout planning to service flow and pricing strategy—ensuring consistency and personalised service across the entire guest journey.

Echoing this, Jevon Prasetio, Managing Director of Akkulla, said the developer selected Elite Havens for its proven track record across Asia and its ability to balance owner returns with elevated guest experiences through strong distribution and operational expertise.

Located in a tranquil pocket of Seminyak, Akkulla is designed to offer a refined interpretation of modern Balinese living—combining the privacy of standalone villas with the reliability of boutique hotel services. The estate will feature contemporary architecture blended with local textures, open-plan layouts, and indoor-outdoor living spaces anchored by private pools.
